We have recently completed the renovation and extension of this 1930’s terraced house in Leyton.

 In almost 12 months we went from the initial design consultation to completion.

 We quickly understood the brief. The client was very well organised and had given this much thought which helped us to quickly agree the remodelling of the ground floor and the rear extension.  A successful Planning permission and permitted development swiftly followed.

 We tendered the work to three builders to get a competitive price. We then interviewed, reviewed, value engineered, and soon were in contract with the chosen contractor.

 They started with the rear extension and structural work and once the slab was down could erect scaffolding for the roof works and the removal of the chimney, which was completely removed throughout the house.

 Future proofing was a key concern for the client. We researched and installed an electric boiler, underfloor heating and provision for solar panels. Also applied insulation backed external render and new windows throughout.

 Getting light and warmth into the back of the house, whilst retaining privacy was another key concern of the client. We achieved this with a large rooflight, warm finishes, underfloor heating and a carefully considered rear elevation.

 The client was keen to have a window over the sink which looked out onto the garden. This was balanced with a second, larger, square, opening to the dining area. This was then clad in a charred timber to bring out those warm internal finishes, and make the garden and green roof really pop!

 The overall colour palette was carefully chosen to compliment the 1930’s house. We used a very dark blue/black all the way up the stair wall to be a backdrop to the paint colours selected for the various rooms. This dark colour was also repeated with the charred wood cladding.
